Write a room-by-room brief

Walk through the property and separate each room into keep, repair and replace. Describe the outcome rather than only collecting inspiration images: more storage, easier cleaning, a different floor finish or a better-lit working area. Mark furniture and fittings that must remain so protection and access can be priced.

For a bathroom, for example, replacing visible fittings is a different scope from changing the layout. Note any existing leaks or damaged finishes and ask the contractor to assess their cause before covering them. Photos help explain the brief; a site review is still needed for concealed conditions.

  • Property location and type, with available floor plans.
  • A list of rooms and the changes required in each.
  • Items to retain, protect, remove and replace.
  • A target handover date and whether anyone will occupy the home.
  • Your budget priorities and the decisions that are still open.

Confirm the approval route before booking a start

Ask the building or community manager which permissions, drawings and contractor documents apply to your exact proposal. Confirm who will prepare and submit them, and who pays any charges or deposits. A community permission and an authority permit may be separate steps.

Dubai Development Authority publishes a fit-out permit process for projects within its remit. That does not mean the same process applies to every Dubai home. Identify the responsible authority and current building requirements before agreeing mobilisation.

Make a short material schedule

Give every selected item a reference: manufacturer, product, size, finish, supplier and expected availability. A photograph alone does not define an installation. Include floor transitions, skirting, handles, lighting and bathroom accessories, which are easy to leave until late.

Where a selection is undecided, ask the quotation to identify an allowance and explain how the final difference will be approved. Do not treat an allowance as a fixed promise to supply any product you choose.

Plan the finish before work begins

Agree who signs off samples, how changes are recorded and how completed rooms are protected. Include a walk-through, a written snag list, agreed correction dates and the relevant product information in the handover discussion.
