Start with the building, not a generic permit checklist
Give the building or community manager a clear description of the intended work. Ask which permissions and contractor documents are required, how submissions are made and which authority is responsible. Distinguish a simple finish refresh from changes that affect layout, services or other building elements.
DDA’s published fit-out process is one official reference for projects within its jurisdiction; it should not be assumed to apply to every property in Dubai Harbour. Confirm the route for the particular building before pricing approval responsibilities or promising a start.
Check deliveries, protection and working arrangements
Ask about service-lift bookings, delivery dimensions, contractor access, permitted work times and approved waste routes. These arrangements need to be coordinated with the actual scope and supplier deliveries. Do not assume a large slab, cabinet or screen can travel through the same route as a person.
Record the condition of common areas and retained interior finishes before work starts. Agree protection, storage and cleaning responsibilities. For a G+1 townhouse, discuss how upper-floor work will be supplied while protecting the staircase and managing circulation.
Specify the location and use of each finish
Tell suppliers whether a product is for an interior, wet area or exposed location, and ask them to confirm suitability and installation requirements. Appearance in a showroom is only one selection criterion; maintenance, replacement availability and compatibility with adjacent materials also matter.
Use samples to coordinate floor transitions, wall finishes, cabinetry and lighting. Keep the chosen references with the quotation so substitutions are discussed before purchase rather than discovered on site.
